Renovating your kitchen is one of the biggest ways to add value to your home. People love to cook and gather in the kitchen. A full remodel is a major investment but smaller projects can also make a big difference if you don’t have the budget. Improvements such as add seating, like an island with barstools; or upgrading appliances can make a kitchen look much more appealing to buyers. You could also look at replacing dated countertops or flooring which is well worth the time and money. 

Bathroom updates

The smallest room in the house can have a big impact on its value. Adding a second bathroom or upgrading the existing one will make your home more appealing to buyers. If you’re not in a position to remodel, look at re-grouting tiles to give the bathroom a fresh look. Another easy solution is to invest a little more on finer details of the bathroom, such as installing high quality towel rails, mirrors, or tapware etc. 

Lighting upgrades

The brighter a room feels, the bigger it looks. When you’re selling your home, you want every space to look as big as possible. Upgrading lighting doesn’t have to be expensive and LED lighting can make a huge difference to a home.

Often buyers will do drive-by’s when considering viewing your home so it is important to increase road-side appeal. If you don't wont to spend a lot of money on planting, you could lay down dark coloured mulch. Also pay special attention to the entry, such as repairing or replacing any damaged stepping stones, concrete paths, fencing, deck or plants. If need-be, give the front door a fresh coat of paint and add some pot plants. If your home looks appealing from the outside, buyers will be more likely to want to view the inside.
